What Is Airbnb Instant Book?

Airbnb Instant Book is a listing setting that lets a guest book a place immediately, without sending the host a request for approval, and at no extra fee to the guest (Instant Book (Airbnb Help Center)). Hosts decide whether to switch it on and can add requirements that guests must meet to book instantly (Customizing Instant Book settings (Airbnb Help Center)).

How Airbnb Instant Book works

Once a host switches Instant Book on, it applies to every available date on the listing's calendar (Instant Book (Airbnb Host)).

Hosts control what can be booked through their booking settings. Advance notice can be the same day with a cut-off time, or 1, 2, 3 or 7 days, and hosts can also set a preparation time between reservations and a limit on trip length. If no trip-length limit is set, a 31-night maximum applies automatically (Customizing Instant Book settings (Airbnb Help Center)).

Late bookings follow one exception. When a guest books within 2 days of check-in and needs to arrive outside the host's check-in window, the booking is not instant: it arrives as a request the host can decline (How do I use Instant Book (Airbnb Help Center)).

The same settings shape search results. A listing may not appear for a guest whose dates are blocked on the host's calendar, or who does not meet the host's guest requirements (Customizing Instant Book settings (Airbnb Help Center)).

Why Airbnb Instant Book matters for hotel and rental distribution

Airbnb made instant booking a priority years ago. In June 2017 it said more than 40% of its listings were instantly bookable, 60% of guest bookings were made with Instant Book, and 70% of new listings had the setting on from the very beginning (Introducing New Features for Instant Book (Airbnb Newsroom, 14 June 2017)). In absolute terms, that was 1.7 million of more than 3 million listings at the time (Airbnb Ramps Up Push to Get More Hosts to Choose Instant Booking (Skift, 14 June 2017)). The push had three aims in Skift's analysis: reducing discrimination on the platform, signing more vacation rental managers and generating more bookings (Airbnb Ramps Up Push to Get More Hosts to Choose Instant Booking (Skift, 14 June 2017)). All of these figures date from 2017, so read them as a snapshot of that year.

No one reviews an instant booking before it is confirmed, so for a property that sells on several channels the Airbnb calendar has to show only the nights that are really free. A night sold on another channel and still open on Airbnb can be booked by a second guest, which creates a double booking. Hotels and property managers who list on Airbnb alongside OTAs and their own website carry this risk on every open date. Our guide to hotel overbooking prevention covers how operators keep availability in step across channels.

Instant Book is one setting among many that affect how a listing performs on Airbnb. The wider levers, from pricing to listing content, are covered in how to get more bookings on Airbnb.

Frequently asked questions

What does Instant Book mean on Airbnb?
It means the booking is confirmed the moment the guest books. For the host, switching it on is a decision made in advance: any guest who meets the listing's settings and requirements can take any open date. Guests can filter search results to show only Instant Book listings, so a listing without the setting drops out of those filtered searches.
How do you turn off instant book?
Open the listing editor, go to Booking settings and switch Instant Book off; the same switch turns it back on. Menu labels can vary by country and app. With Instant Book off, every booking comes in as a request for the host to approve. Any guest requirements also stop applying, because Airbnb only allows guest requirements on listings that use Instant Book.
What are the instant book requirements?
There are two sets. Airbnb's own condition is that the guest has completed account setup and the stay is shorter than 31 nights. On top of that, hosts can add guest requirements, such as a good track record (a past reservation completed without incident or bad reviews) or a pre-reservation message with questions the guest must answer when booking.
Should I use instant book?
Airbnb tells hosts that Instant Book improves their response rate, which can help search placement and progress toward Superhost status, though it gives no figures. The trade-off is control. A host who later wants out of a confirmed booking has to cancel it, and Airbnb's Host Cancellation Policy can charge a fee, with exceptions such as a guest planning an unauthorized party, where evidence may be requested.

Where Jetstream fits

An instant booking is only as safe as the calendar behind it, so availability has to stay right on every channel a property sells through. Jetstream builds an AI channel manager that connects a property's systems to the channels where guests book, and keeps rooms, rates and availability accurate on each one, managed from one place.
