What Is TRevPAR?

TRevPAR, short for total revenue per available room, is a hotel's total revenue from rooms, food and beverage and every other department, divided by the room nights it had available. It shows what each available room earns for the whole property (What is TRevPAR and why is it important? (CoStar)).

How TRevPAR works

Three listed hotel owners, Park Hotels & Resorts, Ryman Hospitality Properties and Host Hotels & Resorts, use the same formula in their reporting: room revenue plus food and beverage plus other hotel or ancillary revenue, divided by the room nights available to guests in the period (Park Hotels & Resorts Q2 2026 results) (Ryman Hospitality Properties Q2 2026 results) (Host Hotels & Resorts supplemental financial information).

Other revenue covers every department, such as meeting space, spas, golf, parking and phone and internet services, plus miscellaneous income such as cancellation and resort fees (What is TRevPAR and why is it important? (CoStar)).

Only the hotel's own share of each sale counts. If a guest books a $100 excursion that the hotel outsources, the hotel may receive $20, and that $20 is the amount that goes into the total (RevPAR vs. TRevPAR (CoStar)).

Room nights available are the rooms open to guests each night multiplied by the nights in the period (Host Hotels & Resorts supplemental financial information). Rooms taken out of service for repairs or maintenance come out of available supply; rooms marked out of order stay in. A resort with 735 rooms available every night in April has 22,050 room nights. If its total revenue for April was $2,150,000, its TRevPAR is $2,150,000 divided by 22,050, or $97.50 (RevPAR vs. TRevPAR (CoStar)).

Why TRevPAR matters for hotel distribution

About one-third of Park Hotels & Resorts' revenue comes from food and beverage and other hotel revenues, which is the reason Park gives for treating Total RevPAR as a meaningful measure. Its comparable hotels earned RevPAR of $216.87 in the second quarter of 2026 and Total RevPAR of $355.79, up 6.0% from $335.77 a year earlier (Park Hotels & Resorts Q2 2026 results). At Ryman's same-store portfolio of large group and convention resorts, Total RevPAR was about $524 in the same quarter, roughly 2.6 times its RevPAR of about $202 (Ryman Hospitality Properties Q2 2026 results).

Full-service hotels are better placed than select-service hotels to benefit from tracking TRevPAR, because select-service properties earn a larger share of their revenue from rooms (What Is TRevPAR (HotStats)). Of 1,343 US full-service hotels sampled, 1,116 grew revenue from other operated departments between 2019 and 2024, in 2024 dollars (Finding Revenue Beyond Rooms and F&B (CBRE)).

Spending outside the room can also fall faster than room revenue. US hotel TRevPAR fell 8.8% in 2025, from $165.95 to $151.34, while RevPAR fell 6.3%. The drop was tied to softer spending on food and beverage, events, parking and resort fees (New Report Finds Decline in TrevPAR and RevPAR at U.S. Hotels in 2025 (LODGING)).

In short-term rentals, AirDNA adapts RevPAR to "Revenue Per Available Rental", because guests rent entire homes or units, and its annual RevPAR already includes cleaning fees (What Is RevPAR in Short-Term Rentals? (AirDNA)). A vacation rental TRevPAR adds cleaning fees, pet fees, early check-in and late check-out charges and experience add-ons to the nightly rate, then divides by available room nights (TRevPAR, vacation rental glossary entry). A rental that earned $12,000 in total revenue over 30 available nights has a TRevPAR of $400 per night (TRevPAR, vacation rental glossary entry).

TRevPAR does not take costs or the actual level of occupancy into account, so on its own it cannot show whether a hotel is profitable (What Is TRevPAR (HotStats)). GOPPAR brings expenses in by measuring the relationship between hotel revenues and expenses per available room (What is GOPPAR? (CoStar)). TRevPOR divides total revenue by occupied rooms instead: in HotStats' US sample for January to August 2025, TRevPOR stayed positive while falling occupancy dragged TRevPAR growth to nearly flat by August (US Hotels Face Profit Pressure as Labor Costs Outpace Recovery (HotStats)).

Benchmarks need care. A hotel that leases its restaurant to another operator records no food and beverage revenue in its TRevPAR, while a hotel that runs its own restaurant does, so comparing the two can mislead.

Frequently asked questions

What is TRevPAR?
TRevPAR means total revenue per available room. It takes everything a hotel earns in a period, including rooms, food and beverage, spa, parking, meeting space and fees, and divides it by the room nights available. The result shows how much each available room earns for the whole property, which matters most for hotels with restaurants, events or resort amenities.
How do you calculate TRevPAR?
Add up the hotel's total revenue for the period, counting only its own share of outsourced services. Multiply the rooms available by the nights in the period, leaving out rooms taken out of service for repairs. Divide the revenue by the room nights. A resort with $2,150,000 of April revenue and 735 rooms available for 30 nights has a TRevPAR of $97.50.
Can a hotel have lower RevPAR but higher TRevPAR?
Yes. In a CoStar example of two 300-room hotels, the hotel with RevPAR of $65.75 had TRevPAR of $110.59, while the hotel with RevPAR of $72.15 had TRevPAR of $104.93. The first hotel earned more from its other departments, which RevPAR leaves out. Judged on rooms alone, it looked like the weaker of the two.
Does TRevPAR apply to short-term rentals?
Yes, with rental fees in place of hotel departments. A vacation rental TRevPAR adds cleaning fees, pet fees, early check-in and late check-out charges and add-ons to the nightly rate, then divides by available nights: $12,000 over 30 nights is $400 a night. Some rental data, such as AirDNA's annual RevPAR, already includes cleaning fees, so check what a figure counts before comparing.

Where Jetstream fits

TRevPAR adds up everything a property earns, and the room bookings behind it arrive through many channels: OTAs, rental platforms and the property's own website. Each of those channels needs the right rooms, rates and availability, kept current as prices change. Jetstream builds an AI channel manager that connects a property's systems to the channels where guests book and keeps inventory accurate on each one, managed from one place.
